Common signs

Signs your vapor barrier needs replacing

  • Exposed soil

Bare dirt showing under the house, or no barrier at all.

  • Torn or shredded plastic

Rips, holes and pieces that have been pulled apart over the years.

  • Gaps at the seams

Sheets that have shifted, leaving soil exposed between them.

  • Water or mud on top

Puddles or dirt sitting on the plastic instead of underneath it.

  • Thin, brittle plastic

Old material that cracks or crumbles when it's moved.

How it helps

What a vapor barrier does, and what it doesn't

Soil gives off moisture vapor all the time. A vapor barrier is a durable sheet laid over the ground that limits how much of that moisture rises into your crawl space. It also gives you a cleaner surface for future repairs.

A vapor barrier isn't the same as full encapsulation. It covers the ground, but it doesn't seal the walls or close the crawl space off from outside air. For many homes, a quality vapor barrier is exactly what's needed. For others, especially with standing water or high humidity, we may recommend drainage or encapsulation instead.

  • Remove old, damaged plastic
  • Lay a new barrier over the soil
  • Overlap seams and fit around posts and piers
  • Point out any water or humidity issues it won't solve

A vapor barrier won't fix standing water

If water collects under your home, it needs drainage. New plastic over a wet problem can hide it instead of solving it.

Know the difference

Vapor barrier vs. encapsulation vs. drainage

A vapor barrier is the simplest of the three. Here's how it compares.

This page

Vapor barrier

A ground cover that limits moisture vapor rising from the soil. A good fit when the main issue is bare dirt or old, torn plastic.

Encapsulation

A sealed liner over the ground and up the foundation walls that closes the crawl space off from damp ground and outside air.

Drainage & sump

Collects water that gets into the crawl space and moves it out. Needed when water pools or flows, and done before anything is sealed.

Questions

Vapor barrier questions

How do I know if my vapor barrier needs replacing?

If you can see bare soil, the plastic is torn or brittle, seams have pulled apart, or water and mud are sitting on top, it's probably time. We'll take a look and tell you if replacing it makes sense.

Do you remove the old plastic?

Yes. Old, torn plastic is removed before the new barrier goes in, so you're not just covering up the old one.

Is a vapor barrier the same as encapsulation?

No. A vapor barrier covers the ground. Encapsulation goes further by sealing the walls and closing off the crawl space. We'll explain which one fits your home.

Will a vapor barrier stop water in my crawl space?

No. A vapor barrier limits moisture vapor from the soil. Standing or flowing water needs drainage, and sometimes a sump pump.

How long does installation take?

It depends on the size and condition of the crawl space. We'll give you a timeframe with your estimate.

Do you serve my area?

Our service area includes Longview, Kelso, Woodland, Battle Ground and Vancouver and surrounding Southwest Washington communities. Send your city or ZIP with the form and we'll confirm we can get to you.
