How it helps
What crawl space waterproofing really means
Waterproofing is a general term for keeping water from causing problems in your crawl space. In practice, it's usually a combination of steps: collecting and draining water, moving it out with a sump pump if needed, and protecting the ground and walls with a sealed liner.
Which of those steps your home needs depends on where the moisture comes from and how it's getting in. Two crawl spaces with wet soil can need very different solutions.
- Identify entry points and where water collects
- Manage liquid water with drainage and, if needed, a sump
- Protect the ground and walls with a liner
- Explain the plan and priorities before any work starts
We'll look outside, too
Gutters, downspouts and the slope of the ground around your home can send water toward the foundation. If an outside fix will help, we'll tell you, even if it's something you can handle yourself.
Know the difference
Waterproofing, drainage and encapsulation aren't the same thing
They're often sold as if they're interchangeable. Here's how they actually differ.
Drainage
Collects water that enters the crawl space and carries it to a discharge point or sump.
Waterproofing
The overall plan for keeping water from causing problems. Usually combines drainage, a sump and protective liners, based on the cause.
Encapsulation
Seals the crawl space with a liner over the ground and walls to control moisture. Works best once liquid water is handled.

Questions
Crawl space waterproofing questions
What's the difference between waterproofing and encapsulation?
Waterproofing is about managing water: where it comes in, where it collects and how it gets out. Encapsulation seals the crawl space with a liner to control moisture. Many homes need some of both, but encapsulating without handling liquid water first usually doesn't work.
How do you figure out where the water is coming from?
We look at where water collects, marks and stains on the walls, the soil, the condition of any existing barrier, and the outside of the home. Your description of when it happens, like after heavy rain, helps a lot.
Can you guarantee my crawl space will stay dry?
No honest contractor can promise that for every home. We design the plan around your conditions and explain what it's meant to handle. If there are limits, we'll tell you up front.
Is water in my crawl space an emergency?
Usually not, but it isn't something to ignore. Ongoing moisture can damage insulation, wood and anything stored down there over time. If there's a lot of water or it's rising quickly, call us.
