Common signs

Signs your floors may need leveling

  • Floors that slope or dip

A ball rolls across the room, or you can feel a low spot underfoot.

  • Bouncy or soft areas

Floors that flex more than they should when you walk.

  • Gaps at the baseboards

Space opening up between the floor and the trim.

  • Doors that won't latch

Doors that stick, drift open or no longer line up.

  • Cracks near doorframes

New cracks in drywall above doors and windows.

  • Furniture that rocks

Tables and cabinets that won't sit flat anymore.

These symptoms can come from support problems, settling or moisture damage, and some aren't related to the crawl space at all. We'll tell you what we find.

How it helps

How floor leveling works in a crawl space home

Floors in crawl space homes are held up by joists, beams, posts and footings. When posts settle, beams sag or wood deteriorates, the floor above goes with it. Leveling corrects that from below, by bringing supports back to the right height and adding support where it's lacking.

How far a floor can be brought back depends on how long it has been out of level and what has happened to the house above. Older homes often settle over many years, so the goal is a solid, properly supported floor, with realistic expectations about how level it can get.

  • Inspect to find the low areas and what's causing them
  • Adjust or replace supports and add posts where needed
  • Address related damage such as rotted wood
  • Explain what to expect before work starts

Not every floor can be made perfectly level

We'll be clear about what's achievable. Our goal is a floor that's properly supported and noticeably improved, not a promise we can't keep.

Questions

Floor leveling questions

What causes floors to become uneven?

Common causes include settled or deteriorated posts, sagging beams, rotted framing from long-term moisture and settling footings. Sometimes it's simply how an older house has aged.

Can you level a floor without tearing it up?

In many crawl space homes, leveling is done from below at the supports, so the floor itself doesn't need to come up. Whether that's possible for your home depends on access and what we find.

How level will my floor be when you're done?

That depends on the house. Some floors can be brought close to level, others are best improved gradually and properly supported. We'll give you an honest expectation before any work.

Is floor leveling the same as foundation repair?

Not usually. Most floor leveling work happens at the posts, beams and piers inside the crawl space. If we find a problem with the foundation itself, we'll explain it separately.

What areas do you cover?

Our service area includes Longview, Kelso, Castle Rock, Camas and Vancouver and surrounding Southwest Washington communities. Send your city or ZIP with the form and we'll confirm we can get to you.

How do I get an estimate?

Call or text (360) 470-4956, or fill out the form on this page. We'll talk through what you're noticing, set up a time to inspect, and give you a clear floor leveling estimate.
