Common signs

Signs your floor supports may need attention

  • Sagging or dipping floors

Low spots you can see or feel, often in the middle of a room or hallway.

  • Bouncy or soft areas

Floors that flex or feel spongy when you walk across them.

  • Doors that stick or swing

Doors that no longer latch or drift open on their own.

  • Damaged posts

Posts that are cracked, leaning, rotted or crushed at the top or bottom.

  • Posts on dirt or loose blocks

Supports that were never set on a proper footing.

  • Split or sagging beams

Beams that are cracked, damp or visibly bowed between posts.

Uneven floors have many possible causes. A sloping floor doesn't automatically mean a post or beam has failed. That's what the inspection is for.

How it helps

How crawl space supports hold up your floors

In most crawl space homes, the floor rests on joists, the joists rest on beams, and the beams are held up by posts sitting on concrete footings or piers. When one of those pieces is damaged, missing or settling, the floor above can sag or feel soft.

Post and beam repair addresses that support system directly. Depending on what we find, that can mean replacing deteriorated posts, adding support where it's lacking, or correcting what a post is sitting on.

  • Check posts, beams and footings for damage or settling
  • Replace damaged posts and add support where needed
  • Secure new supports with proper hardware
  • Point out moisture problems that caused the damage

Moisture is often part of the story

Rotted posts and beams usually got that way from long-term moisture. We'll show you the cause, so you can deal with it and protect the repair.

Questions

Post and beam repair questions

What causes posts and beams to fail?

Common causes include long-term moisture and rot, posts set on soil or loose blocks, undersized supports and settling footings. Sometimes it's an older repair that was never done right.

Is a sagging floor always a post or beam problem?

No. Sloping floors can also come from settling, damaged joists, foundation movement or how the house was built. We inspect to find the actual cause before recommending a repair.

Do you replace posts or add new ones?

Both, depending on what your home needs. Some posts can stay, some need replacing, and some areas need added support. We'll explain the recommendation before anything is done.

Will my floor be perfectly level afterward?

We'll tell you what's realistic for your home. Older houses may have settled over decades, and the goal is solid, properly supported floors. If leveling is part of the plan, we'll explain what to expect.

Is it safe to wait?

We can't judge that without seeing it. If you notice floors changing quickly, new cracks, or a post that has shifted, call sooner rather than later.

Which areas do you serve?

Our service area includes Longview, Kelso, Woodland, Battle Ground and Vancouver and surrounding Southwest Washington communities. Send your city or ZIP with the form and we'll confirm we can get to you.
